Where Can You Launch a Boat on Candlewood, Lillinonah, Zoar, and Bantam? What the State Ramp Pages Reveal About Each Lake

Where can the public launch a trailered boat on the four lakes?
The short answer: CT DEEP lists six state launches on these lakes. On Candlewood, Lattins Cove at 8 Forty Acres Mountain Road in Danbury and Squantz Cove on Old Bogus Road in New Fairfield. On Lake Lillinonah, the Bridgewater launch at 199 Main Street South and the Pond Brook launch at 158 Hanover Road in Newtown. On Lake Zoar, the Southbury launch at 210 Scout Road. On Bantam Lake, the Morris launch at 16 Palmer Road.
Chelsea Stinson is a Connecticut Lake Specialist with Lake Homes Realty helping waterfront buyers and sellers across Candlewood Lake, Lake Lillinonah, Lake Zoar, and Bantam Lake make confident, well-informed decisions on the water. Every one of those pages was updated in September 2026, and they hold more than directions, so this guide reads them the way a buyer would.
What are the Candlewood Lake launches like?
Lattins Cove is a trailered, year-round launch with a concrete slab ramp, 50 dirt parking spaces, seasonal chemical toilets, and fixed concrete docks. DEEP lists it as not ADA accessible and posts a slow, no-wake zone in Lattins Cove from the south end north 2,500 feet. Squantz Cove is also trailered and year-round, with a concrete slab ramp, 75 grass and gravel spaces, seasonal chemical and flush toilets, and no docks, and DEEP lists it as not ADA accessible either.
Both pages carry the lake-wide limits of 45 mph in the daytime and 25 mph from half an hour after sunset to half an hour before sunrise. They also say vessel toilets must not be capable of overboard discharge. The Candlewood Lake Authority also lists a New Milford carry-in site at the Dikes Point Recreation Area, which has no boat ramp, so a trailered boat cannot launch there. The Candlewood boating rules guide covers the rest of the rulebook.
What about Lake Lillinonah?
The Bridgewater launch is trailered and year-round, on the north shore on the east side of Route 133, with a concrete slab ramp, 50 paved spaces, and seasonal chemical toilets. Pond Brook in Newtown is also trailered and year-round, with 60 spaces, seasonal chemical toilets, no docks, and a dirt ramp on the current page. Both pages bar vessels from approaching within 300 feet on the upstream side or 1,500 feet on the downstream side of Shepaug Dam.
Two advisories show up on these pages that buyers rarely hear about. DEEP says hydrilla has been recently found in Lake Lillinonah, that it grows quickly and forms dense patches, and that boaters should help stop its spread. The Pond Brook page also carries an advisory about possible algae blooms that could make water contact unsafe. The adjacent Lake Lillinonah Park in Newtown is a separate facility, and an older town page described it as open to Newtown residents only, so check current rules with the town.
Where is the public launch on Lake Zoar?
It is the Southbury launch at 210 Scout Road, at the end of the road after Exit 14 off I-84. DEEP warns not to rely on Google Maps for directions. The launch is trailered and year-round, with a concrete slab ramp, 60 spaces, seasonal chemical toilets, and ADA access. Vessels may not approach within 300 feet on the upstream side or 700 feet on the downstream side of Stevenson Dam. The Lake Zoar Authority says the state launch is free for public use.
DEEP's state list does not include a Monroe ramp, so this guide does not cover Monroe's access. If that side of the lake is on your list, ask the town before you count on a launch. The Monroe hub and Southbury hub cover the two towns.
And Bantam Lake?
The state launch at 16 Palmer Road in Morris is trailered and year-round, with a paved ramp, about 20 gravel parking spaces, and chemical toilets. The Bantam Lake Protective Association also lists the White Memorial Campground on North Shore Road for trailer boats. A fuller breakdown of the rules and water-quality record is in what a buyer should know about Bantam Lake.
What do the ramp pages say about this fall's water levels?
The pages post FirstLight's plans, and the dates are specific. For Lake Zoar, the notice says a drawdown starts October 17, 2026, targeting 98.5 feet against a normal summer range of 103 to 100.5 feet, with a return to normal planned for October 26. For Lake Lillinonah, the notice says a drawdown at Shepaug Dam starts October 26, targeting 190.5 feet against a normal range of 200 to 195.5 feet, with a return planned for November 4. All of it is subject to weather.
Candlewood is longer. The Lattins Cove page says a deep drawdown is planned after November 1, 2026, targeting 418 feet against a normal summer range of 429.5 to 427 feet, and the Squantz Cove page says levels are expected to return to the normal summer range before Memorial Day 2027. Both Candlewood pages and the Zoar page urge homeowners to remove docks, lifts, and structures before winter, and they note that shoreline work requires FirstLight permits. The autumn drawdown guide explains what that means for a dock.
Why does that matter if you are touring this month?
Because the lake in front of a house in late October is not the lake you will use in July. A buyer who tours during a drawdown sees exposed shoreline, bare bottom, and docks pulled for the season. A buyer who knows the notice dates can plan a second visit in summer, ask what the dock looks like at each level, and avoid judging the whole property on a single afternoon.
The same pages post a plain rule about crowding. When a state launch parking lot is full, DEEP says the launch is closed, and additional launching may not be allowed. On a busy summer weekend, a home with its own dock avoids that line entirely, which is why whether the dock permit transfers is such a large question.
What rules apply at every state launch?
- Alcohol consumption is prohibited at DEEP launches, and visitors are asked to carry out what they carry in.
- Parking limits launching. A full lot closes the ramp.
- Algae and invasives. Freshwater launches can be affected by blue-green algae blooms, and Lillinonah carries a hydrilla notice.
- A safe boating certificate is required to operate a motorboat or a sailboat 19 and a half feet or longer, with exceptions, so confirm the current rule with DEEP.
- Who to call. The Boating Division is at 860-434-8638, and FirstLight's water-level line is 888-417-4837.
What mistakes do buyers make with launches?
- Treating a public ramp as dock access. A state launch serves visiting boaters, and your own dock rights are a separate question.
- Touring in only one season. Water level changes what a property looks like, so see it twice.
- Trusting an old listing page. Fees, parking counts, and ramp surfaces change, and the state pages are the source.
- Assuming Candlewood's launches work for every lake. Each lake has its own dam restrictions and notices.
What does this look like in practice?
Here is an illustrative example, not a client story. A buyer tours a Zoar home in the third week of October and sees a shoreline that looks nothing like the listing photos. A buyer who has read the state's notice knows the lake is mid-drawdown and asks to see summer photos and the dock on a normal day. A buyer who has not may walk away from a good house or overpay for a view that changes by season.
The buying process builds in that check. In the Educated step, the lake calendar and the dock questions come before you tour, so what you see on any given day fits the full picture.
